What happens when your offer to purchase a house has been accepted? Everyone’s excited to get an offer on a house, but you might not know what happens next.
Hopefully, you’ve done your homework. You should be pre-approved already or have a letter showing you have cash to purchase the home. Once that’s resolved, your agent will give a copy of the contract to the lender and the title company.
We will also contact a home inspector. You will need a home inspection and a radon inspection on the property. After that, you will sit down with your agent and go through the inspection report to determine necessary repairs.
Every house has issues - that’s just part of the joy of homeownership. When you go through an inspection report, look for major issues, especially things that might have prevented you from making an offer in the first place. Don’t worry about minor problems.
You will ask the seller to fix any major repairs, and then you’re back in negotiations. You negotiate with the seller on what they will or will not fix.
After that, it’s pretty smooth sailing through the closing table. Just make sure you get all your paperwork in on time so that you aren’t responsible for delaying the closing process.
