Today I wanted to speak with you about why it is important for a seller to accurately price their home from the beginning. Before I begin, I wanted to point out that our blog features an MLS search feature that allows you to search for homes at any time and a free market value report that allows you to obtain the value of your home at any time.
What Happens When You Price Your Home Too High
Unfortunately when you price your home too high the market first rejects your price, you don’t get any activity in your house and when you finally implement price reductions, people over look your home because it has sat on the market for so long. Buyers begin to think that there is an issue with the home when in fact there isn’t; the home was simply over priced in the beginning.
What Happens When You Price Your Home Too Low
The same goes for pricing your home too low; you’re leaving money on the table you obviously want to avoid that. We stress pricing a home competitively and properly so the market reacts with foot traffic in your house. This also brings more offers in a timely manner; the more offers you have, the better you have to choose from.
If you have any questions or want to know what your home is worth, give me a call at (540) 632-1199 or email me at Damon@DamonGettier.com.
Thanks and have a great day!
