Many buyers have been coming to me and asking what specific rights they have when they’re buying a home. Aside from being protected by the government from discrimination based on age, gender, race, religion, etc., you’re on your own.

Virginia is a “buyer beware” state. That means the seller doesn’t have to disclose anything to you, they just can’t conceal something. They don’t have to tell you about structural issues, but they can’t build a wall to hide them.

There are a few ways you can protect yourself as a buyer, however. The first is by getting a home inspection. They are always important, but are especially advantageous in our area. Having an inspection will help you determine if there is anything wrong with the home.

To protect yourself in the future from something specific that could happen, you should write it into the contract. If you’re hesitant or nervous about something even though the inspection came back clear, write it into the contract. Whatever the seller or their agent tells you doesn't’ matter unless you have it in writing.
